  1. 95% of all your problems are because of not screening tenants correctly. Install top of the line toilets that won't clog (w/ normal use of course) . There are solutions to every problem. Include them in your lease.

  2. not worth the hassle.get a job with a pension and medical when u retire.never becme rich but youll be comfortable.stress free.to many assholes to deal with.

  3. My biggest concern is rentals are liabilities. The tenants can sue you and win even if you do everything right. Another con is eviction and the tenants will trash and damage your home. You lose at least three months of rent payments plus the repair cost which can be pretty large. It might wipe out all the cash flow and reserve you have

  4. Hi, im in VA and im going to an auction Jan 2nd for a duplex. Ive flipped a couple houses, but im considering using this one as a rental. Ive rented before, ive evicted before. The biggest con i can think of is late night emergency maintenance calls, i guess some sort of property manager would be worth it.

  5. One thing I’ve noticed is that people are nasty as hell. If you buy a house, make it nice looking, and rent it out, that house will not stay looking nice because of the way people live. Roaches everywhere, stuff gets broken, if they don’t pay their rent because of financial issues and you have to evict them they’ll get mad and will trash the place before they leave. People will trash the place before they leave for no reason….I used to live in an apartment complex and my neighbor was moving out. Before they moved out they decided to clog all of their sinks, toilets and tubs and leave the water running. The whole apartment flooded and the water went all the way into my apartment and my entire kitchen and living room was flooded.
